Hotel Development of the Year - Japan and Specialised Living Space Development
of the Year – China
At the Real Estate Asia Awards, Frasers Hospitality’s Investment and Asset Management arm reaffirmed its strength and expertise through a disciplined, multi-market strategy focused on enhancing asset value and driving sustainable performance across its multinational portfolio.
The effectiveness of this strategy is validated with two accolades at the Real Estate Asia Awards 2026: Hotel Development of the Year - Japan for YOTEL Tokyo Ginza and Specialised Living Space Development of the Year – China for Modena by Fraser Shenzhen. The awards were conferred on the two standout hospitality and living developments in Tokyo and Shenzhen, underscoring Frasers Hospitality’s track record of responding to evolving market dynamics and transforming assets to deliver value.

YOTEL Tokyo Ginza, Frasers Hospitality’s first ground-up development and direct investment in Japan, exemplifies the company’s ability to turn development complexity into long-term asset strength. Facing tight zoning regulations and severe land scarcity in Ginza, the investment and asset management team achieved near-full utilisation of permissible gross floor area, and executed a decisive mid-development repositioning by pivoting the project from a serviced residence to a tech-enabled micro-hotel concept to maximise room inventory and tap the resilient short-stay demand in central Tokyo. The repositioning resulted in a highly efficient and commercially resilient asset that has outperformed benchmark returns for comparable core-city properties, while attaining Japan’s CASBEE Design sustainability certification for the hotel’s environmental performance.
Modena by Fraser Shenzhen, winner of Specialised Living Space Development of the Year China, demonstrates Frasers Hospitality’s capability to anticipate structural shifts in urban living for translation into a differentiated real estate product with global standards and local characteristics. Located in Shenzhen’s Luohu district, the 325-unit premium rental apartment development was purpose-built to meet the high demand from inbound young professionals and cross-border residents seeking flexibility, quality and community-centric living experiences. Modena by Fraser Shenzhen reinforces Frasers Hospitality’s sustainability-led approach to asset development, achieving LEED Gold, China Green Building Label (2-Star) and Fitwel certifications.
